The photos in this album were taken on March 28, 2021 and show above grade granite ledge on Lots 31 and 32 on Windy Hill Road. This ledge is slated for destruction by Eames Construction, a developer that proposes to clear the ledge in order to build two 5,000 square foot residential homes on theses lots. Inclusive of unfinished interior space, these structures, if built, will actually be closer to 6,000 square feet. Already, Eames Construction has cleared dozens of trees on these lots near the stone wall bordering Jerusalem Road, probably in violation of Town of Cohasset conservation regulations that prohibit the removal of trees within 100 feet of a wetlands, in this case Straits Pond. To my knowledge approval to clear these trees was never sought from the Cohasset Conservation Commission. This defoliation by Eames follows the destruction by the properties' previous owner, Matthew Shannon, of several trees on the interior of these lots including a magnificent, very large 100 year old oak. Shannon is a serial violator of conservation regulations in Cohasset including his removal of hundreds of trees on Rt 3A without approval and the unauthorized destruction of ledge and trees abutting Straits Pond when he developed condominiums at 589 Jerusalem Road.
If the Eames project proceeds as planned, it is likely that remaining trees along the ledge facing Jerusalem Road, mostly cedar trees, will be cut down. It should also be noted that the developers' plan for Lot 32 includes a 14' by 32' inground swimming pool to be located next to the ledge/cliff that lines Jerusalem Road. Ledge outcroppings would have to be destroyed in order to fulfill this plan, possibly to a depth of 8 feet below the surface of the hill.
The ledge that you see in these photos is substantially above grade and have been beautiful and defining physical characteristics of this part of Cohasset for millennia.
